When renting a property, it's essential to be aware of the various tenant fees that may apply. Tenant fees are costs that landlords or letting agents may charge tenants in addition to the rent.

Tenancy agreements which are subject to the Tenant Fees Act 2019 Holding deposit of one week’s rent to reserve a property, which will then be offset against the first month’s rent.

Security deposit (Rent under £50,000 per year) — Five weeks’ rent. This covers damages or dilapidations on the part of the tenant during the tenancy.

Security Deposit (Rent of £50,000 or over per year) — Six weeks’ rent. This covers damages or dilapidations on the part of the tenant during the tenancy.

Other fees may apply during the term of the letting including variation of contract, change of sharer, lost keys and interest charged on any rental arrears.

Tenant Fees

Tenancy agreements which are not subject to the Tenant Fees Act 2019

Set-up Fees - including contract negotiation (amending and agreeing terms) and arranging the signing of the tenancy agreement and other tenancy documentation.

Tenant Referencing Fees - including ID checks, Right-to-Rent check, financial credit checks, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability).

Company Referencing Fees.

Guarantor Fees - covering credit referencing and preparing a Deed of Guarantee (or as part of the Tenancy Agreement).

Deposit - which is usually equivalent to 6 week's rent.

Pet Deposit - if applicable, additional Security Deposit of 2 weeks' rent.

Other fees may apply during the term of the letting including Renewal Fees, Variation of Contract Fees, Change of Sharer Fee, Tenant Referencing Fees during the change of sharer process, Lost keys, Inventory Check out Fee, Professional Cleaning of the Property and interest charged on any unpaid rent.
